PROPERTY LEASING (FEES)

We started our business to provide the best property management service at reasonable and fair price. There are mainly 4 kinds of fees associated with the management of Real Estate property:

  • Letting Fees
  • Marketing Fee
  • Management Fee
  • Re-letting fee

Marketing Fee ($150+$250)

We charge $150 for a photographer going to your property and getting quality shots of your property that will make it as appealing to prospective tenants as possible. Already got great photos? Great! You can save this cost.

And finally, we charge a flat $250 marketing fee. This marketing fee ensures top placements of your ad on Realestate.com.au, Domain, Homely, homes.com.au, purplegreenrealestate.com

Letting Fee ($500)

If you need new tenants, we charge a flat leasing fee

For new tenants, we charge a flat $500 fee. This leasing fee covers the extra work that our team need to do to get your property live, run open homes and find you the best tenant.

We are dedicated to finding you the most suitable, long-term tenants at a minimum vacancy rate. Here’s how we do it:

  1. A local, dedicated team

You will have a local leasing team there to provide you with regular market updates, feedback on your opens and education throughout the process.

  • Book a call below and have an obligation-free chat with a member of our team. You can learn more about how we conduct our leasing and receive a rental appraisal on your property.
  • Conducting thorough market analysis and setting rents based on current properties available and overall market trends.
  • Selecting appropriate marketing budgets.
  • Conducting open for inspections, as well as private inspections where relevant.
  • Thoroughly screening all potential applicants by conducting rental and employment reference checks, obtaining relevant ID, and reviewing documentation.
  • Conducting a National Tenancy Database check on the applicant (once we have selected our preferred tenant). This check will show court appearances, bankruptcy notices, etc. While not mandatory, we highly recommend utilising this Database to ensure we secure the best possible tenant.
  • Conducting an Entry Condition Report – this report will include photos of your investment property, as well as comments on the condition of the property and is used as a guide when it comes time for the tenant to vacate.

Management Fee ($99/month)

Our Managing duties includes:

  • Collecting monthly rent and offering accounting services.
  • Providing comprehensive advice around the rights and responsibilities of landlords and tenants, as per the Residential Tenancies Act.
  • Routine Inspections, which will be conducted at no additional cost every six months. Updates will be sent via the mobile app, keeping you updated with the overall condition of your property.
  • Payment of property outgoings from rent collected (if requested). This includes payment of council rates, water rates, body corporate fees, etc.
  • Dealing with rental arrears, as per the Residential Tenancies Act.
  • Arranging all property maintenance, including sourcing quotes and payment of invoices from rental income

 

What if my current tenants want to renew their lease?

  • If your tenant renews their lease you don’t pay anything extra.
  • While your property is untenanted, you don’t pay the $99/month management fee.
  • You are charged the leasing fee only after we secure you new tenants.

Re-Letting Fee ($110)

Includes preparation of paperwork and documentation.

This also covers the negotiation of terms (rent increases).
